Created in particular to assist Native American communities and private individuals with various services related to housing and construction projects, TCDS provides professional, affordable and economical services to all Native American Housing Entities, Tribal Governments and the American Indian community.
TCDS seeks to correct the critical lack of affordable housing and economic development on Indian Reservations throughout the country, recognizing that there is a lack of education and trust that makes it difficult for tribal members to gain access to the financing opportunities that may be available to them at the federal, state, and local levels.
TCDS
offers its comprehensive knowledge and experience regarding affordable housing
in all areas, whether design, construction, rehabilitation, grant writing, or
implementation of housing activities, including modernization programs.
TCDS professionals have almost three decades of experience from managing
building renovations with tribal communities to assisting in formulating and
implementing policies and ordinances. TCDS has been successful due to its
inherent understanding of the Native American culture and traditions and
maintains a strong working relationship with numerous tribes nationwide.
For example, TCDS assists Native American communities in the New Markets Tax
Credit (NMTC) program, a significant public and private partnership created to
encourage investors to make investments in distressed communities and promote
economic improvement through the development of successful businesses in these
communities. TCDS offers consulting on NMTCs, for-profit and nonprofit
developers, community development entities (CDEs), government agencies and
others whose goal is to create successful strategies for the building and
revitalization of thriving communities. TCDS can help in deal-development,
capital strategy and subsidy application support. TCDS through its added network of mission
focused entities can also provide direct links to services for CDE certificate
application support, NMTC allocation application writing, compliance and
investor reporting and loan servicing, structuring, modeling and transitional
due diligence. TCDS also works within
this network on economic and social impact assessments, both pre & post
funding analysis and can work with entities to help set up impact tracking
systems.
TCDS has consulted on real estate projects and maintained client relationships with the leading affordable housing sponsors in the industry. Its value-added services and solutions are based on innovative thinking and effective implementation and are the foundation on which it has developed the critical resources necessary to provide outstanding professional services. TCDS is dedicated to meeting client needs in a thorough, efficient and creative manner.
TCDS participates regularly in affordable housing, renewable energy, NMTC and real estate-related conferences coast to coast. These conferences attract hundreds of the industry's leading experts and participants nationwide. TCDS also conducts workshops and webinars on a variety of affordable housing, new markets and renewable energy related topics. Because of her industry expertise, TCDS founder Shelly Tucciarelli is repeatedly invited to speak at seminars and conferences throughout the country.
